If your 1st lien mortgage is 75% LTV, you could ask the seller to carry the remaining portion... 

Literally I had a banker laugh me out of his office when I finally summoned up the courage to approach someone about how I could buy something... and looking back, I know of at least 3 deals on $30k houses that the owners would have been tickled to carry the note with no downpayment, if I just made payments to them! 

I carry one with our real estate info on it and another with our tree service info on it.

I learned to train them from day one and keep it professional and not get carried away by their angry tones.

I asked for an endorsement of that check over to me as a fair compensation so I can carry the repairs as the property will have to be rehabbed in other areas.
