Completion of my rehab was delayed 4 weeks due to ONE CABINET being delayed.

Other contribution includes time and labor for  minor/moderate electrical, minor plumbing, shelving/fixtures/lighting/fans, and kitchen and bath cabinet installation for the upcoming September 1 unit.  

Repainted cabinet boxes as well as everything else in the unit including the ceiling.

Partially finished basement. very large kitchen, with patio, porch, 2 stall heated and wired garage.Repairs:Needs a roof, replacement cabinet doors, some wood trim, new appliances, and a new kitchen floor.Asking price: 185,500ARV: 230,000Estimated offer 155,000Here is my dilemma.

Do any of you take the demo- to the studs approach or do you leave the knob and tube and basically just do the bare minimum with new flooring, paint, cabinets ect? 

The things that are left to do is to get a new HVAC installed, insulation, sheetrock, painting, flooring, landscaping, outside trim, cabinets, and other small stuffs such as installing a prefabricated bathroom tube and surround.  

I have not used either of these since the pandemic but check out better cabinets and granite and H Cabinet.  

Painted kitchen cabinets, added quartz countertops, tiled backsplash, new stainless steel appliances, and opened wall between kitchen and living room.

We are doing slight reno with staining cabinets, painting, and improving minor fixtures.

Expect nothing to fit nicely (replacement windows, kitchen cabinets)
