I smell risk.Owner has stated they are set on price.  

Do any body have more tricks or ways to find the owner?

Hi, quick question, I've read that the Tax Lien Holder is not allowed to contact property owners for 2 years from winning the bid, does any body know how it works for Tax Deed and how about other investors? 

Some one can help me ,i was pooking on Ross Hamilton videos and sound very easy and help full on bying rentals and huds .Any body can give some info on if is k the courses 

If something looks and smells funny, it probably is.

If it is not legal, call the cops immediately and every time you see it or smell it.

The $10 and $25 EMD guys don't pass the "smell test". 10% EMD on a 200K house certainly gives the unlicensed broker something to lose on an option. 

First the well water smells so I send multiple ppl out and all say it is ok but they still complain, then she claimed ants were invading ( I looked they were not) then the toilet wouldn't flush for two months they told my maintenance guy I said in front of them this is first I heard of it they didn't say anything, my plumber then told me there was nothing wrong with the toilet either.

I'm hopeful we can get the stains and urine smells out of the sectional, floors and rug but at the very least I'll have a large cleaning bill, some glass and staining repairs, and have to replace some linens. 

With that said, there seems to be a glut of rentals right now where I live and landlords are scrambling to put any warm, rent-paying body they can find in a unit.
