That’s been an on-going discussion because it’s consistent income stream. ultimately their approach to treasuries and not backing off on some of them was the other end of it. 

I would also look for a property with some buildings on it and turn those into STR(s) so you can diversify your income streams.

One thing to remember, you will have to check each TV as part of the turnover as EVERYONE forgets to sign out of their streaming accounts when they leave.  

If you're able to create another income stream in your spare time, try to find something profitable that interests you, so that you don't get sick of it and burnt out. 

Do you see Nike or Microsoft sending out yellow letters in handwritten goat's blood ink begging you to buy their shoes or computers?

To your concerns, layout the deal, and ask a mortgage or home loan person about the scenarios and Debt to equity and income streams. 

There is a steady stream of travelling contractors coming in and out of the refinery for short term jobs.  3 weeks to 3 months is the norm. 

As you already know you can create an income stream AND you are gaining equity, which is essentially just stuffing money into your pockets while you do nothing.Tell them to go do Uber and you refi and buy more properties.
