Where is the best resource for learning about Direct Mail Market

Question

Hi everyone, so I hear a lot of success/startup for finding deals through direct mail marketing. What are some resources or tips that you have that I can look into with this strategy? Does anyone recommend for or against direct mail for finding deals? Is this all old news and I am behind the game? How do you personally find what addresses to market?

Hi @Patric Sepulveda I currently use Offers2Owners, I send blind offers to land and homeowners. Two page letters the first being a cover page and the second being a PA with an offers and a place to sign for the seller.

@Patric Sepulveda We still use direct marketing as part of a bigger marketing strategy. For every batch of leads, we go through a process where we text, call (2 to 3 times) and then send a direct marketing campaign (postcard.) This way we don't leave any stone unturned. :)We also automated the whole process via Podio CRM, which connects to our texting app (TextMagic), Mojo dialer (then we have a caller) and PostcardMania.

Oh boy... you opened a can of worms here... and BTW, I shouldn't have to write this message. All this should have been obvious to everyone. Why people in this space refuse to THINK is seriously beyond me! OK but here goes... 1. Why are you looking for motivated sellers? Isn't it better that they come begging for you? (hint: the answer is yes ;);) wink wink) 2. Do you see Nike or Microsoft sending out yellow letters in handwritten goat's blood ink begging you to buy their shoes or computers? No? How about Elon Musk? No? Well if it is not good for them why would it be OK for you? 3. How many sellers do you need to harass with multiple mailers and shady desperate attempts to get them to sell their house to you? Do you think it is OK to violate 1000s of people just so you can make one selfish miserable deal? No? Well is it really that bad? YES, yes it is. How many people yell at you? Call the cops on you? demand to be taken off their list? Yes you KNOW you are a douche for doing it, you KNOW it. You are annoying the CRAP out of these people but you choose not to care as long as you can make a dollar right? DARE telling me I am wrong. I dare you. Didn't think so! 4. Do you really want to sit there experiment with KPIs, having 15 different phone numbers to track which mailers, the yellow, pink blue orange, which doodle, the star or doodle of a man, performed better? Are you friggin kidding me? 5. Do you really want to send 1000000000 mailers just to have 50% to 80% send back to you deliverable, to which you now have to spend more money skip trace these leads and resend them to which again 30% return undeliverable? So not only do you get a lousy response rate, a ton of these mailers won't ever reach the intended person, but do you think you get a discount from your friendly mailing company? Nope. 6. DMM is based on luck. Shear DUMB STOOOOPID luck. There is no science behind it, no strategy no finesse, it is for those that are too lazy to think and just do something because other sheep are doing it. PERIOD. Again.. dare telling me I am wrong. Imagine you have a room full of people and none of them want to sell their house (but you don't know this)... now you say everyone over the age of 60 go to the right side of the room. So a bunch of people flock to the right, and you kick everyone out of the room. Now all the remaning people that have 2 houses go to the left side of the room and the rest SCRAMMM! A bunch of people go tot he left and the rest leave. Now you ask all the people that own their home free and clear go to the right side of the room and the rest, "BEAT IT". a bunch of people go to right. Now you say "damn this is the PERFECT people to pitch to, ohh hell yeah". Now how many of these perfect group of people will accept your offer? NONE!! Remember none of them want to sell their house. My point? Lists and filtering lists inherently does NOT generate nor filter motivation. 7. If I showed you a field with 30,945 airplanes and I said to you: "only 1% of these airplanes will reach their destination and the rest will crash and burn"... will you send your family off and wish them good trip and good luck? No? really? You sure? Positive? Well OK then.. then why is it OK to spend thousands of dollars on DMM when you damn well KNOW the open rate is 1 %. "Ohh bu that is different.. this is lives on the line, not fair".. shush it!! Would you buy a car when the current owner tells you every 100 times you turn the key it will only start once? No? OK how about this, would you buy a laptop that only turns on once every 100 presses of the power button? No? OK would you gamble your money knowing there is a less than 1% chance of winning? No? then answer me this.. were you TRULY thinking and using intelligence when you sent out your direct mail marketing campaign? Dare telling me yes. I dare you. NO you are not thinking straight! ... and I can literally go on (and on and on and on) So yeah.. DMM is a friggin JOKE! What I do? Ohhh nothing I just dominate my market like a God! Yes I know I am a self centered egotistical prick with an ego bigger than this solar system. But ask yourself this. Am I right or am I right? I am not here to argue. Any one here reading this that disagrees, GREAT, go send your mailers. Don't care. Good luck!
