He will no longer deal with the title company and this lawyer so I have chosen to seek a new attorney based title company to be sure no more legal issues arise to delay this further since the family member will sign but not to these people.

This is an old trick in the insurance industry:  If you have a risk that you no longer feel good about, find an opportunity to cancel. 

No issues so far with the mother, can i get a no trespass order against them, because of the thefts?

.- Business Setup: I’m setting up a new LLC specifically for this venture, which means the LLC will have no prior credit history or track record.- Investment Location: I plan to invest remotely in Birmingham, AL.

I believe with a CAR purchase agreement and conventional lending underwriting there is no way to specify a disbursement of funds to me as a "assignment fee" for "X" $'s.Any thought's out there?
