US citizens bear a small percentage of the cost of taxes evaded because most government expenditures are financed from sources other than income tax (62% of 2018 expenditures [52% of the budget] came from sources other than the income tax) and because the most the devaluation costs of creating additional dollars to cover unpaid income taxes are borne by foreigners (63% of US dollars are held by foreigners, only 37% held by US citizens in 2014).

I will borrow $200K at 7-8% as I don't want to take the equity from my flats given the rubbish GBP/USD rate at the moment.Now I also want to do some RE investing while studying, what would you recommend I do in terms of financing, bearing in mind I will have $200K of student loans, and how relaxed are brokers with lending to someone with no job and no real income (remember all my small income is from abroad).

@Bill Womeldorf, as @Mike Hoefling mentioned you must use a Massachusetts bank and provide proof to the tenant that the funds are in an interest bearing account.

Not to mention, any other penalties which you may receive for violating any other provisions of the law in failure of the proper conveyance of real estate in New Jersey.As far as your question pushing the certification(s) onto buyers goes; let me reiterate that the law states that the seller bears the responsibility of obtaining certification(s).

Just because you conduct certain activities as a corporation, that does not make your LLC a corporation, it's still an LLC and the tax election has no real bearing on how the company operates now, since if an election is not made it will default to a partnership.
