Maybe no one would ever know but it is simply a matter of integrity, don't go down the road of "sugar coating" things just to make things easier.   

I understand that you cannot ask for additional rent or an additional deposit if your tenant has an ESA or a service animal.

In addition to Mark's solid advice, I would add an addendum that only authorizes the named and described animal in question so as to solve the problem of pet qty growth. 

And honestly, we use a Pet Screening service that screens the pets for us, any breed, any age, service animals

He sands the new section and old section together, and then either uses clear coat, or, if there are two many stains that still show through, he uses a stain of the appropriate darkness to hide the remaining stains.  

No worries, I rather someone not sugar coat it.

I am not going to try and sugar coat this with hope and perspective.But I have not lost hope.

I did TSP on walls but ceiling was popcorn . we had to oil prime it twice because it bled through with just one coat of oil primer.
