The property is a triplex with a 1 two bedroom apartment and 2 one bedroom apartments. 

In the College Park/Adelphi/Hyattsville/ Riverdale area I would look for a 5 bedroom with atleast 2 full bathrooms and preferably 3 with 1 of those bathrooms being a master bathroom or a full bathroom in the basement. 

Purchase a 3 or 4 bedroom home in the city to house hack.2.

In my area in NJ a single family house rented to one family usually does not cash flow.I am thinking about buying a house from 2 retired brothers who live in single family house: one brother lives on the top floor and has his kitchen, bathroom, 3 bedrooms, etc. and the second has similar setup on the bottom floor.

His payments are far less than what a 3 bedroom house would cost to rent in that area.

Redid four bedrooms (carpet, drywall, texture, ceiling fans, etc.), two bathrooms, added a bathroom, fully redid the kitchen, refinished the hardwoods, paint, baseboard, trim, redid all of the plumbing in the house (above and below ground), water proofed the basement (internal/external french drains and sump pumps, and did all of the landscaping (mulch, new sod, removal of trees, etc.)

I'm using a VA Loan and the property is a 2 bedroom 1 bath duplex. 

The owner states that the slab the bedroom sits on, had a void that needed to be filled.

 $3500 a month for a 1 bedroom would be very normal.Now you would think you would be putting down at least $3500 deposit, right?
