Is there a site online where I can have a lawyer write up my wholesale contract so I can make sure I am fully covered.?

I coming up on my first flip and I'm not sure when and for what exactly I will need a lawyer or attorney for.

I talked to a lawyer today about this, and paraphrasing him, he essentially thought there was no reason to make that illegal and I felt like he thought it was silly. 

(and no, im not interested in extending their option or booting them and collecting another option fee.)Figured i'd ask here before adding to my monthly bar tab at my lawyer's office!

I came up with something different and my lawyer agreed it would work.

A lawyer would draw up the necessary paperwork and it would be recorded at the courthouse.

Offer to not require an increased deposit (you should get their old deposit from the seller held in an escrow for you) if they leave the unit clean, otherwise, you will deduct cleaning from their old deposit and require them to furnish a new deposit with the new lease.I would say that I am not a lawyer nor do I offer legal advice, I would check with an attorney who specializes in rental law to determine your rights and responsibilities, at the end of the day, you sign with a tenant in the unit, you own their lease as it is written.

I had a lawyer who shook his head in disbelief every time I walked in with another contract with "$1.00" as the deposit.

You should hire a lawyer or professional property manager to start the eviction process and be prepared to carry it out.
