In my opinion, the Park street, NY St, Dover St (and towards Red's Shoe Barn) is a C class area.  

In an A community the land value is high enough that if the subject property were to burn down, it would make sense to rebuild a bigger and better property.In a B community the land value should be substantial enough to rebuild the same property, in square footage and included features.

As a syndicator I don't like the red tape with non-accredited investors.

Lastly, you have to take into account everyday repairs (toilets, appliances, electrical, etc...)So on paper, without knowing anything else, you will be in the red about $900 per month.  

You can also get in touch with several reputable contractors in your area that specialize in certain things and get some reasonable ballpark figures - electricians for panel replacements, roofers for asphalt shingle roof replacement per square, etc.

Each unit is 3bedroom/2bath and 1,200 square feet.

Are there are clear red flags to be on the alert for?  

Current owner has had the house over 5 years and it has some significant deferred maintenance but none of the traditional red flags like structural/foundational issues etc.
