@Shiloh Lundahl , my JOb is been a Realtor and a Wholesaler,  I know, it is in the same industry but I love making active income and invest for long-term passive  income,  first, I got some SFH, rented on section 8,  but now selling them and with a goal of acquiring my first Mobiel home park.Been an agent is really great because I do not sell houses, I sell homes, all my clients and now my friends, some of them are already  interesting on investing on RE as passive investors 

The realtors ar going to get $20k.

The realtor tried to convince me that it would be a great investment, but despite REALLY wanting this property, I had to walk away.Had I ignored these expenses and not properly underwritten for management, capex and maintenance, I would have potentially been in a bad place down the road when a major item came along, like the HVAC, roof, etc.Moral of the story is to know your numbers and stick to them…no matter what. 

When my realtor looked at the public record, he says the county deed only has the trust name but not my partner name. 

You're right on the cost of fixing, I have not seen the inside of this place, just going off of what I have seen on Zillow and realtor.

Here's what I'd like to do:I received a quote from a contractor recommended to me from a realtor I connected with here on BP.

Feel free to message me if you'd like to work with the local realtor & broker I used, they're awesome and won't sell you anything they wouldn't buy as they are investors as well.

However, I have an exclusive contract with a realtor and I have read that if you have an exclusive contract, even if another realtor puts in an offer on a house, the one you have a contract with has the rights to the commission.
