This would help you arrive at a market price for the business and the real estate.If it is a lease then what I would think is fair is some of the commission upfront and then the commercial agent gets residuals that eventually equal the 15,000 total.

I always arrive a few mins before customers to make sure every light in the home is on, and blinds are set to allow more light in.Also, whatever room/feature you feel is the 'best' (watch your customers for clues here to see how they react to), make sure that when you end the tour and are ready to do your final chat/sales talk you are in that best room.
