With 10+ tenants I imagine the leases are usually written by the bedroom, but I'm open to hearing otherwise and how you've managed the logistics.I currently own a four bedroom house that is a student rental.

I would imagine that it will be easier to convince a potential seller to list the property with you at or near the retail value vs. trying to convince them to sell to you at a large enough discount for you to then profitably wholesale or rehab the property.

A tenant in the highrise PHA was putting a wet wash rag over the therm box with rubber bands in the winter, just dampen occassionally that keeps the heat pouring out!

But I doubt it, but hope so.The IRS, as Brian has sent me some info, but I haven't had a chance to review it, I can see will be applying to tax issues of credits and costs of acquisition, credits at closing, etc, I can see and imagine that.Unless those agencies have changed underwriting what we have is this; let's say you agree to give 10K in credits, the lender says at the time of the loan, the fair market value was higher and the borrower looses 2,500 in purchase credits.
