I am seeking to 1031 out of the rental and into a 'mixed use' property consisting of a main house that we live in and then a guest house that I would either rent out for 1-2 years or use as a business office for an established business that I've operated for 5-6 years and paid taxes on, etc, etc.

Which then implies that before making the loan you have to establish the value of those other properties in their "future improved conditions", whether that be by appraisal or BPO.And you might want to consider releasing the loan funds to the borrower in draws as the improvements are actually being performed, again so that the borrower does not divert the funds to some other expenditure.I think everybody who posted their thoughts prior to my post really provided great info - showing the true value of crowd-sourced information.
