Even if the tenant walks in on the second day of the month and tells me they can't pay until the 13th, I remind them they will still be charged late fees and I will still start the eviction process on the 11th.My standards are in writing and equally applied on every tenant, every time.

Windows should operate properlyIf other appliances don't work well, if there are slow drains, if you have leaks, faulty outlets, etc - this is what you will keep running back to the house to fix.If you have lived there for some time, take a piece of paper and write down some of the things that really bothered you while living there.

You will need their bank account information to setup an auto-withdrawal.Do not ever give your bank account information to the tenant, however.Make sure you have this in writing, and that they consent to it.I see you're in California.
