The estimates are wildly different across the three contractors we’ve spoken to so saving money is also obviously a concern.

I'm sorry @Ryan Twomey, I wanted to ignore this but.... it just seems so egregious when in context of your significant self-promotion along with such a wildly bizarre and totally incorrect: "....emerging markets such as Minneapolis, MN...".

I’ll second this one and you may not always know about them ahead of the purchase but my first bed and breakfast we knew we had one ghost and we just couldn’t sell the house so we knew a lady that communicated with spirits (if you don’t believe in this that’s fine) and had her come over and there were 4 ghosts and she was able to get 3 of them to leave except for the original owner of the house who wanted the new owners to take good care of the property.

I back that up when I see the elderly ladies picking up trash on the main street, fearlessly right in front of the drug dealers, and yell out my window cheering them on (that goes for the contractors fixing too).

I know it's a pretty wild cast, would like to hear from the local experts to help narrow down to specific zones/cities based on the current trends and experience/occupancy.   

My wife’s mother recently passed away and inherited her house via a lady bird deed, along with her 2 brothers.
