That also plays a major role in what to do. end of day stocks and real estate over time provide the same return on average - so it is really based on the individual, their experience and desire Thank you. 

To improve your approval chances, use rental income from your first property, consider co-signers, and explore lenders that use Income-Based Repayment (IBR) for student loans.

Obviously tough to give advice based on minimal info and no info on your personal situation.

Be aware of California taxes that will hit you in their other funds based on your income level.

I base my rents on the condition of the unit and the competition. 

Or a seller finance calculator showing the monthly payment based on negotiated price, interest rate, down payment, etc.

We are northwest based and flying out to Memphis just to get update, doesn’t make any sense.
