How ever as a Realtor several years ago I did find a few FSBO's that were motivated sellers, and they were happy to just unload the property dirt cheap.

Then make the Note Re-Performing and have further exit strategies.I know it requires a lot more work, but seems the rewards are also well compensated.Still have more thoughts to unload but need to concise them :)  @Joe Gore @Mark Kemp  @Bob E. 

Your time should be better spent in obtaining qualified leads, better yet skip the "leads" and just go to known prospects, you can find folks that are already trying to unload a property, like a FSBO that has been in the paper or on CL for 3 months, that owner has a problem to solve. 

If you think this property will appreciate in price in the near future and are looking to unload it, then it may not be too bad depending on what YOU think is worth paying per month.

Plus you see them blown out at $0.49/sq foot at places like Lumber Liquidators every so often.Basic government regulations have made windows and door significantly better than they have ever been in terms of insulation.  

Guaranteed quick sale regardless of what the banks do.With that being said, we will be in trouble when these hedge funds eventually unload all of the properties they've been picking up.

There is typically a catalyst that takes someone from a "free appraisal shopper/tire kicker" to a "seller" to a "I need to unload this thing yesterday".

Today milled lumber is graded so that the engineer can, with reasonable accuracy, calculate the maximum loads that it can handle and select the most economical member.

If they cannot pay taxes chances are they know what will happen if they do not unload the land.

But it is a numbers game, you will find some unique situations on occasion where somebody knows they will never pay the taxes and may want to unload the property well before any county action starts.Lots of laws to consider, so do not take my advice as anything more than a suggestion or two on actions to look into pursuing.Take a look at that webpage with the delinquent taxes and look at some of the commercial buildings in the over $5,000 range using "ALL" for tax years.
