I offer month to month lease, if they stay less than 6 months I charge a redecorating fee of $250.00 I write rent is guaranteed rate for 12 months on my lease.. so usually they stay 12 months, and if they are bad I can get rid of them with a 30 day notice..Get familiar with your state landlord tenant laws so have the proper leasing documents. 

I would undertake a CL marketing campaign "we buy houses" and the URL somewhere in there if possible.

I figured since this was such a huge undertaking for me I should share with everyone. 

And I'd do it in a heart beat.Also I rent all my units month to month. which i inherited from parents and that's what they did.I do a month to month with non refundable redecorating fee of $250.00 if they stay less than 6 months.

The biggest leap that I am willing to take is to partner with someone with good credit at 3% of all contracts that we will undertake.

It is a large area, but we are casting a wide net to increase our chances of success.Investing Strategy:Our primary purpose of undertaking this direct marketing campaign is to acquire properties for our own portfolio.

Make sure you also have the time, this is a tough undertaking on a part time basis.Acting as a contractor you will need to buy all the lights, plumbing fixtures and materials to build your house, this all takes a lot of time.Another thing to take into consideration is warranty, just saying.All in all with out experience your time would be best spent taking the time to vet 3 qualified contractors.Once you have your plans and a list of plumbing fixtures and lights you can hold a job walk and talk to all three at once.
