You may be surprised to uncover options you may never have known existed.

I built that 3 years ago now and it blends right in and its hard to tell its a new build.. 

In order to accomplish that, we have a blended portfolio of an Oakland duplex that appreciates but doesn't cashflow, a SFH that appreciates (and wouldn't cashflow if we moved), and a low-income apartment complex in South Chicago that cashflows (15-25% cash on cash return if you do or don't factor in the debt service being paid down) that is unlikely to appreciate more than 1% YOY.

And if you are unable to qualify on your own, you can ask a related person (be sure to check with your MLO) to co-sign with you as a non-occupant borrower, if they are willing, able, and can combine your blended income and debts to help you qualify. 

Ideally, you should consider creating an outdoor private space just for the ADU, even if it’s a small uncovered area.

(i.e. a larger price with seller financing, a lower price with private money, something in the middle that blends the two).

I'm still waiting on bank statements to see if I can uncover anything more.

It is a personal decision and strategy blended with psychology / attitude is important.

If you call me and reference a deal that is already completed, and likely sold, I will assume you are like all the rest of the wholesalers that are buying lists with my number on it for deals I sold several months ago.If you want to stand apart from the fray, spend your time uncovering great deals, get them tied up, and send them out.  

When I initially walked the property I noticed that there were 4 designated covered parking spots for tenants in my property and 4 additional uncovered parking spaces.
