Don't be so harsh on that CPA :). 1031 is a narrow deep niche that only nerds like me delve in.   

So, before you even think about pulling the trigger, you'll want to have a thorough understanding of what you're getting into. 

For the local population it was harsh and they're still adjusting.

You may also be acquiring leases that you don't want to be stuck in.Generally if you acquire LLC units, you will be able to at least get a federal basis step up in the underlying assets.Also generally when you acquire LLC units, most states still trigger real estate transfer taxes. 

The grass isn't too overgrown, but we are just coming out of a harsh winter here and there are a lot of deer. 

Even though they do a lot of the heavy lifting on sourcing and analyzing deals, I would never pull the trigger if I hadn't run the numbers myself.

If you are too harsh or tough in negotiations that can turn off a buyer too.
