People had some success and made millions and then became overextended in value add deals to turn around or new development.I am all about risk aversion and staying fluid in the marketplace so you can exit quickly with little to no damage and hold cash flow for wherever the market is moving.

I think most people now understand that transmission via surfaces/touch is almost impossible, but people still freak out about irrational and scientifically impossible things all the time so who knows.

Well, you buy them and they break and you replace them (almost always especially the latest ones).Anecdotal, but old-style (ie ones with transmission) last about 3-5 years (depending on how much tenants abuse them).Latest ones, direct-drive and no agitator bar, seem a lot more reliable.
