People had some success and made millions and then became overextended in value add deals to turn around or new development.I am all about risk aversion and staying fluid in the marketplace so you can exit quickly with little to no damage and hold cash flow for wherever the market is moving. 

I'll pay a PM around $3K a month to avoid maybe 8 hours of work, over charge me for maintenance and place tenants that change their Harley transmission oil in my living room.  

Be fluid and ready to pivot. 

I think most people now understand that transmission via surfaces/touch is almost impossible, but people still freak out about irrational and scientifically impossible things all the time so who knows.

Well, you buy them and they break and you replace them (almost always especially the latest ones).Anecdotal, but old-style (ie ones with transmission) last about 3-5 years (depending on how much tenants abuse them).Latest ones, direct-drive and no agitator bar, seem a lot more reliable.  

(along with hydro, but hydro has significant constraints)During the day when all of those solar panels are producing power, who is paying for the unused transmission, distribution, switchgear, metering, line crews and spinning reserves on the utility side. 

Like if your car's brakes are on the fritz, you take it in, they fix the brakes but trash your transmission in the process.

The concern is the sheetrock which is close to the cinderblock walls and vapor transmission. 

Those categories are very fluid and multifaceted, and like everyone else said, there is no one answer.
