These two methods seem to be the easiest path to 800+. 

For those that rely on traditional methods and personal experience, I can understand this perspective.

@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.  

@Ramada Evans yes that is all on you....you can go directly on airbnb/vrbo and do a search by the enemy method for houses that are similar to yours in size and bedroom/bathroom. 

@Spenser Harding you are right on the money, and speak from the perspective of someone who has invested using a variety of methods + gotten in the trenches with a BRRR.

The payment method in the original post of this thread sounds like a half scam!

But that's me.To answer your question, I'm not in the business of recycling dirty money but I think it's pretty well known and established the the proceeds for criminality and the drug trade is invested in all sort of business, especially real estate.

btw you can buy at least 2 properties in Memphis TN with $50K using the BRRRR method.

some gurus teach this method.. thats all this is.. seller is going to have to pay inputed interest to the IRS though.. to me it would depend on down payment..

Using a GC you will have less headaches as you'll have one point of contact and they will coordinate schedules between the various trades.
