Many banks have been sitting on 2nd liens for awhile now due to compliance, regulations, and other third party risks.

We just bought an easement from the City Of Rochester and they hired an appraiser to give a third party valuation. 

@Jon Fletcher There are basically two potential options. 1) Amend the tax return in the year of purchase and prove you used capital gains to purchase the property and 2) Sell the property to an OZF, follow the 20% related party rule and then the structure of the sale of the property to be able to reinvest the gains.

In fact, we're closing on our third deal this year, average blended price of 80k a door, and blowing past the 1% rule.

Downtown is a good landing spot for wedding parties, corporate groups, families during the holidays, events, etc.

Law enforcement is now targeting third parties involved in “cooking the books” that “force by fraud” qualify clients for Covid-19 relief.
