@Lutfiya Mosley I’m sorry to hear the experience you’ve had with the Multi Family Mindset’s team.

You'll have proportionally less upside and thus less room to cover errors and overruns on a project with a new team you'll be far away from. 

On one of my appraisals, I received $50K for the ADU, but lost $10K for not having a garage. 

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).  

The home would be about 6 weeks for my team customarily but the outside is large so 2 extra weeks to be safe.

@Bob AveryLike Wale stated I would go to MNREIA meetings to further your education and expand your team. 

the only way i'd encourage you to invest in one of them though is if you're actually going to put time and effort into visiting and building a team and employing some kind of strategy.
