Life companies are still game but definitely tightening the guidelines and requirements.It will be interesting to see how office and retail sector change through this and the real effects on the CMBS markets with the inevitable defaults coming due the pike.

It made a profit in its first year, and I have tightened up the ship a little bit on the expense side and have a higher occupancy rate, so I suspect a bigger profit this year.

If its the same dated filter I installed at move out I'll charge the tenant for a service of the unit due to the added strain on the system they caused by not following our lease agreement.With your plumbing situation I would include a lease provision that states tenants are responsible for maintaining all plumbing, excluding root intrusion and the like.
