There is an area I like to call the fringe, which is immediately parallel to the urban core.

There are some Apartments (probably mostly Class B with some Class C on the fringe) and Condos spread throughout.

WHY OH WHY would people want to deal with fringe operators?

The property is right on the fringe of a really nice family type neighboorhood with a little park and some other small MF's as well as retail nearby but the owner has not really added any value to the property since I've been here but like Mark said...he IS 75 and he complains a lot about landlording. ;)>>>Dave how much land are those 2 buildings sitting on??

Unlicensed brokers, acting as fringe operators skirting the laws have nothing to lose.

Even some fringes are on fire, and it shows no signs of stopping.

So beware also of the condo projects that are cheaper but on the fringes of the city as your rental income could be limited.I would definitely beware of the resorts and condo projects in which you can only rent through their rental pool.

The brick MF properties on the fringes toward Powell and Sullivant have been selling at higher prices than ever...rents are climbing and staring to better align with with sale prices...I'd say it's a win.
