Philadelphia zoning can be quite complex and the zoning board tries to abide by standards that ensure that a potential tenant will be living safely and comfortably.Some properties are quite spacious, but are configured in ways that made it difficult to actually zone it as a duplex.

I'll look for things such as fair housing no nos, poor quality photos, lack of a website, subject lines such as 4 bed room house for rent instead of spacious home for rent in x neighborhood.

My wife and I would move into the basement and rent the upper rooms.Purchase price: 560,000Down payment: 31,000Rehab: 5,000Closing: 10,000Rental income: 700-1,000 per unit.Total income: 2,800-4,000 per 4 roomsMortgage plus operating expense: 3,650We're currently renting a 1br/1ba apartment for 1,850So based on the numbers above, we would be saving 1,000 to 2,200 in living expenses.Sounds great I know, but here's the catch:To convince my wife to downgrade from a spacious apartment to a much smaller basement, we might have to have the in-laws stay in the upper units for around a year, and then we would probably all move out, rent the house and repeat the process in a new home.The thing is, would it be a wise decision to have the family pay rent instead of regular tenants?

So no help from the prior setup unfortunately.The basement is fairly spacious so there is decent room around the hookups and where the machines would sit, I'm starting to wonder if I might be able to build or put something around where they sit just to secure it.
