When I think about taxes on the money that I will gain I see that 60K start to shrink and I could defer the taxes and do a 1031 later if I decided to trade up.

Everything has a cost, with that said, I'd probably just try to put the water heater in the attic/basement, so you don't need a stackable washer/dryer in that existing space.Assuming the rooms can handle it and if i was ambitious i would change the closets on the rooms at the right. shrink the master bedroom and turn that wall w/out a window into a long walk in closet. and steal the master closet to do the same with the other room.Thoughts?
