For 9 hours I painted but the finished product was something I was actually proud of:I'm heading back up there this weekend and I'll try to get some more progress photos of the shelving, quarter round, freshly painted doors... and hopefully the finished unit!!

Single family homes are flying off the shelves and not even sure if nows a good time to do a BRRR since renovation costs are going through the roof and supply chain choked (uncertain if renovations will finish on time).

As you go down the economic scale of renters, the more they value brightness, because the tend to cook more than going out to eat.I did a quick mock up of some of my thoughts for the kitchen for you.LVP flooring, more electric light, including under counter lights, a single hole deep sink, etc...as you can see in the pic below.As for the cabinet doors...the place may bring good rent with the doors as is, or if not I'd probably price out a few door replacement companies vs tearing them out and installing new.My mockup increases the counter work space quite a bit...in a kitchen where people will be cooking vs going out to eat...that is something I'd point out to potential renters.... the large "C" configuration of potential work space.As for top cabinets on the new stove wall...I might go with open shelves (if it would still bring top dollar in that market for that neighborhood class home).The color yellow...

So, the fed raises the national interest rate, businesses borrow less, productivity becomes less, less product on the shelves, and because unemployment goes up less money in circulation.We have the complete opposite happening.

Had to get a small guy to climb thru some open shelving to figure out why we could not open the access door to get to it and clean out the drip pipe -- some idiot had ran screws, from the inside, to secure the access door to the framing, in addition to caulking and painting on the outside.

It looks dingy and needs to be "Turned".If it were mine, I'd do the turn and 100% repair everything, such as the back door allowing light through at the edges, the squeaking floor, etc... and there is not much kitchen counter space....Class-C's like to cook at home....perhaps extend the counter over to the stove, and maybe put in a bigger fridge, and a bright daylighter bulb in the kitchen.Also the living room floor looks wavy...I'd have that fixed, and remove the big brown shelf or put it in the laundry room over where the appliances go and paint it the color of the walls (but vinyl coated metal mesh shelving works better up there in a rental).That plus some (light) grey paint and "Properly installed" (non wavy) carpet.And look for Forever renter types...for a 1 br/1 (spacious) bath.Know your demographic, and know what they want.
