You would need proof (pics) of renovations, of marketing to "reduced allergen living", and possibly letters from any tenants & their doctors stating that said tenants indeed impacted by allergies and that is one of the big reasons they chose to live their.

This is likely an illegal fourplex, with only one or two meters (street pic looks like a typical shotgun duplex). 

I have pics and videos of these cheap homes I have purchased and all of them are currently rented out making me money.

Say goodbye to your current tenant, get in there and spruce the place up, get your pics taken and Photoshopped for the advertisement.The only think I would add is that you should also talk to your CPA about the tax advantages of doing things this way.
