Buildium is one example that I'm very familiar with.Not only does this provide more separation of church and state, so to speak...It's also much more scalable.

Acquire and rehab them the same way you did the duplexes ... yes it is a lot of work in the short run, but the safety, scalability, and equity of doing it that way is better in the long run IMO.

I am fascinated with mortgage note investing (non-performing), as it allows for nationwide investing, scalability, and the flexibility to make your business as active or passive as you like (similar to other real estate investment strategies, I am sure).
