The borrower(s) may have initially purchased the property as one of the following:                  a natural person;an eligible inter vivos revocable trust, when the borrower is both the individual establishing the trust                           and the beneficiary of the trust;                        an eligible land trust when the borrower is the beneficiary of the land trust; oran LLC or partnership in which the borrower(s) have an individual or joint ownership                           of 100%.                       

(b) The landlord may enter the dwelling unit without consent of the tenant in case of an extreme hazard involving the potential loss of life or severe property damage.

A title search won't give you a balance of outstanding liens, only the lender can do that with the consent of the borrower, otherwise you can only guess assuming payments were made to date, if the note terms are filed.
