When we get to retirement age, we want recurring passive income rather than the type of income we have to work for every day. 

@Jason Hartman I know one of the recurring issues with HOA's that long distance landlords have is where the HOA sends the bill.

They don't seem to have a strong preference over lump cash versus recurring payments.

Lenders and vendors use D&B primarily, IMO, in other industry groups... industrial products, basic materials, manufacturing, etc. where there is a tangible and recurring Cost of Goods Sold.

Just set up a recurring invoice to the tenant and then apply the payments as they come in. 

Depending on the age of the property, you may need to add some recurring costs to keep the property updated.

But my GC is someone I've known most of my life, he does ONLY REI and commercial because those things generate recurring revenues that keep his crews employed.Personally, I don't see the need for another Angies-list like service when you could just use Angies list to find a contractor.

Have you spoken to Bank of America about their America's Home Grant Program which offers a grant of $7500 toward non-recurring closing costs.
