I've done multiple deals for that amount or less, and I actively have clients working in that range right now too.In short, you get one primary residence. 

I'm looking for something around the $700 price range (not including skiptracing/lead sourcing).What do y'all use?

The comps for a 1,200 sqft house in this area range from $250K to $300K, which would give me a minimum of 25% ARV after rehabbing the house.

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

Much of the federal land out here in the west is used as range land for ranchers, oil and gas extraction, logging, mining, military training, recreation and conservation areas, etc. so it's not like it's not being used.

You must have done everything reasonable, even unreasonable, to cure the issue and document it.I lost $200.00 once in court because a tenant removed the range and would not let us reinstall it.

You gave a range, but pointed out that in Philadelphia the cost would be higher.

They trust me because I find them good deals and am bound by the ethics of law. 

If I go the conventional route ,at the pace of my savings, I would be able to afford a property in that price range a little over a year later.

My last non-recourse loan was in the low 4% range (less than 3 yrs ago).
