Once you master catching smoke and herding cat's, you'll be amply set to accurately project future tax increases. 

These are not for everyone, it takes a very Alpha person to be able to step into the knife fight and herd the cats to get the deal over the finish line. 

I would also like to include radiant heating in the concrete foundation to keep. 

Real Estate margins will always trend toward decreasing margins as the herd mentality brings saturation to the old-school methods (FHA house-hack a MFR for example).  

I am thinking of renovating a few of our projects with electric based radiant floor heating.

But maybe I am out of the loop in that sense  Short-short version I am saying: Don't follow the herd. 

I know that one of my tenant uses an oil filled radiant space heater for 24/7 because it helps her fall asleep and keeps her warm.

@Shawn Carrie Sounds like you're ahead of the herd my friend, networking is key, attend some local REI group meetings, call around to mortgage "brokers" get to know them let them know your business plan, hit up local community banks, type "hard money lenders (your city)" in a web search and call them for bridge loans etc.

We limit ceramic/porcelain tile to smaller areas (bathrooms, kitchens, laundry/mud rooms) where we can place radiant heat under the tile - precisely due to the cold factor up here where winter is 5-6 months long.

The building is not something that we would normally look at because of the set up – the units have gas stoves,Radiant boiler heating, common water etc.
