We were made various promises of our property being worked, but there was no progress. 

I'd stay put and I hope this works out for you @Solomon Rosenberg public REIT investment is still way better than private syndication, because of public transparency and the financial progress is getting audited.

Underwriting will want to see some progressive experience in renovations, but as long as your not taking a quantum leap, it should be do-able.

I went the low income route; C neighborhoods, very slow revitalization progress, and lots of government assistance tenants that aren't stable enough to stay long.  

The problem with S8 buildings is they can hold an area back that would otherwise be in the "Path of Progress".

Likewise he's even taken time out of his day to see one project while it was in progress and met me to walk through a second property I was in the process of acquiring.
