If you grow to a number of rentals and work at it things will even out and as you become proficient you will feel confident that you can meet or more likely do better than those estimates.

Their website has all the signs that it was created by someone from outside of the US who isn’t proficient in English and has no idea about lending (their Loan Term and Conditions are laughable).I’m not certain if the scam here is to collect (and then steal) your personal info (DOB, SSN, etc) requested during the loan application process, or charge you the upfront loan origination fee they refer to for a loan they’re certain to never to fund.

I suggest that you practice running numbers on a handful of houses that you have no intention of buying ( it takes the emotion out of it) - get proficient at ARV and repairs, those are the two places people get hurt in this business and oddly enough the two numbers that as investors we are so willing to trust and not verify. 

Once anyone gets very skilled, proficient, successful in any profession they quickly learn what takes up a lot of time for little return and is a big headache.As an example I get contacted often for people interested in commercial real estate.

I would dare saying that I am really really proficient with Facebook angles, resonating messages etc. etc when it comes to marketing and targeting.

Believe it or not, C areas usually have people not proficient in the English language.

It's a tenant who IS a proficient person at all the work of fitting and running a STR.
