I want to start investing in rental real estate properties in Las Vegas, NV value at $150,000.00.

Hi,  i'm visiting Las Vegas from September 24 to September 27.

Las Vegas replaces Seattle as the #1 top market for home appreciation.

And thabk you for future input.So, i have a property here in las vegas bought about 11/2 years ago for exactly 270,000 (owe 242,000 on it now).The houses (including my own) now valued around 340-370 (mine on zillow says 355k) my home is a 4 bed 3 bath 2560 sqft 2 story build 2015 (has 10 yr builder warranty) corner house in gated community...My original plan was to live in it while we settled into vegas, then rent it out and go buy another house however not only is the market here in vegas at an unknown is it going to continue to go up or down etc.

My brother has done well investing in Las Vegas but my personal opinion is the best time to buy there was a few years ago.  

@Danny Webber@Brandon Miller Yes you both have a point its more steady and i see more flips with more profit In San Antonio Where most of the jobs are more diverse and don't rely so heavy in oil Industry it seems riskier for me or at least those are my thought in the las crash in 2015 I saw so much of the population move out and real estate dropped so much it became a buyers Market with the low prices everyone was moving out due to job loss or lay offs  

He asked me about buying a property in Las Vegas all cash, I said cash-on-cash return isn't so great here right now. 

My husband and I just purchased a four complex apartment in Las Vegas we are new at this and was wondering if there was a list that we could obtain of what questions we need to ask our realtor on what we need to know about being a landlord ....
