What are the pitfalls for doing this?  

Any pitfalls or conditions I need to meet to justify it being held for investment?

Pitfalls to avoid or at least be aware of? 

For the new year, let's help each other avoid the potential pitfalls that can come with utilizing our benefits. 

I have checked AirDna and it looks promising and yes, we are aware of the pitfalls of HOAs so please refrain from bringing that up. 

I feel like I may be missing some details, or pitfalls of going the refi/heloc route though, so would love to hear some of your ideas and wisdom as to how to strategically move forward!
