Considering condo purchase in Port Charlotte FL

El Jobean to be more specific.  It's a 1/1 condo.  Here's the AirBnb listing, https://www.airbnb.com/rooms/3... and the complex website, https://www.harbourvillagefl.c.... We know the owner personally and she has owned it for about 10-12 years with solid snowbird rentals. My husband is super interested as there are available boat docks. We have a 2/2 STR condo in Navarre Beach FL so am familiar with rentals, just not in this particular area. The HOA has a 7 day rental minimum but it appears that our friend is renting with a 4 night minimum. She mentioned that the HOA is "talking" about a new 7 day rental minimum but when I spoke with the HOA president, she said that the only new requirements coming up is for owners that rent to register with Charlotte County (which we would do of course). Does anyone have any experience with this area and do you think that we would be able to sustain a 60% occupancy in the off season?

I have checked AirDna and it looks promising and yes, we are aware of the pitfalls of HOAs so please refrain from bringing that up.  I'm asking because the price looks almost too good to be true.  Thank you.
