I used to live right outside of Asheville, and am not delusional enough to think I’m going to find something that doesn’t have steep roads to access, but this one in particular is not paved and basically a muddy mess that apparently isn’t very well cared for by the HOA except for gravel in the springtime, so in the winter time, it’s not the snow necessarily that I think will require the 4WD or AWD, more so just the fact that it will be a muddy mess in the winter in general and just wondering how much of an impact that may have.

Concrete/hardscaping is paved walkways, driveway stairs ect. 

The grit to tough out living in places with broken windows, shoddy plumbing, and raccoons in the attic in my 20s has paved the way to larger investments in my 30s.

Also consider capex like a new roof, parking lot paving, new siding, etc... likely your lender will require a PCA (Property Condition Assessment), similar to a building inspection and they should be able to fairly accurately identify condition and useful life, however I would take their repair estimate $’s with a grain of salt. 

Those controlling the “COVID era” market are not investors (investors just pave the way), but it’s your forever home buyers who are borrowing almost free money with interest rates near levels of inflation...

.- New doors, new windows everywhere- all new plumbing everywhere- Foundation repair for main fourplex -Brick repair for fourplex-Brick and complete exterior painting of all structures-Awning repair-Communal entryway to fourplex remodel -Replace beams for detached unit and replace with one larger beam that allows for 2 full size vehicles to be parked there, then refinish the space with paved concrete and add commercial rollup garage doors to be able to fully secure the spaces.
