I currently have 5 properties; 7 units. (1 office building, 2 duplexes, and 2 single family homes) I am currently pulling a line of credit out of my office building and will be using that to purchase a 6th property.

The price per sqft is very high for an office built out for medical use.. however, there is an in place tenant paying strong rent with 3% increases for 10 years (close to 7% cap, NNN)What I don't understand is why the tenant agreed to pay close to 2X market comps in rent in price per sqft per year for this facility.

If they drop to 2008 prices, I'll be one of the first ones lined up making an offer lolNot sure about commercial RE with some vacant office spaces and businesses (what were stores and food places) here but there are still are still lots of businesses here ya and office buildings in SF are in free falls as well.. office is the hardest hit segment..

I have only been looking at residential, single family, but today I found two commercial spaces (office) that would be a great fit for my growing day job business as a lactation consultant (currently operate just by doing home visits, but want a dedicated office space to see clients one day).
