I have done a form of house hacking with 2 of my previous primary residences via garage apartment (ADU) and renting a second master bedroom on the first floor of a townhome, we put a refrigerator and microwave in there (it had a private entrance, too, which was perfect).

You could get away with an electric hot plate, microwave, etc smaller appliances but that may be it.

What if you have an above range microwave? 

This is why I never add dishwashers, washer and dryers, or microwaves to rentals.

Refrigerator ice makers, dishwasher, microwave, garbage disposal, etc.Windows - open and shut them to make sure they work properly.

One thing we always buy new is an above the range microwave, at about $110 to $120. 

If you are renovating, and pulling a permit they will most likely require you to redo the wiring for the needed dedicated circuits (fridge, dishwasher, microwave/hood, etc) and to meet current codes (locations of outlets, GFCI etc).

My husband and I definitely include stove, microwave, dishwasher, and refrigerator.
