I am leaning towards a HELOC, I will try to get one even though I don’t have 2 full yrs tax returns from my business.

So in the past 2 weeks I find out the 19 yo supposed daughter of the tenants is not his daughter but I'm guessing a step daughter and she has 2 children 2 yrs and younger. 

Her mother is still alive but moved in with her sister about 2 yrs ago.

You should be able to get a 10 yr am at 20-25 yrs  on the commercial at 5 + %.

The building was the LLCs only asset and less than 5 yrs old.

I've been in real estate for about 12 yrs, just over 9 on the law end.

Brandon turner talked about that strategy in his No money book, but I don't remember him mentioning having to lease for a min. of 30 yrs.
