Hi Dave,I'm an Internal Medicine Hospitalist and have been investing in real estate for the last 4 yrs.

Also something we have seen is we have a place for everything and people like that, we have a place for the trash can so it out of sight so its not in the middle of the room, we have a medicine cabinets in every bathroom those a just a few small things. 

In June I went on a 16 day trip to Europe with my family and it was all the medicine I needed.

Maybe medicine will work soon.

REI is something you have to study just like you studied computer science and medicine.

I did very minimal updating - paint, carpets, medicine cabinet in the bathroom and I was able to get a market rent price for the tenant-occupied unit. 

We do our own hosting and we are both full time processionals in busy careers - teaching and medicine.

When I say full gut I mean the floor had no flooring it was bowed and rotted joists ..there was no tub no shower no fixtures no toilet no vanity no lighting medicine cabinet or anything , just an empty gross room with a bowed/sloped floor with a window .

I would recommend looking up Rachel Gainsbrugh- she's a former pharmacist who was able to retire from medicine due to STRs/MTRs, and she teaches others how to do the same.I'd say smart call looking at other markets- choose a market based on its fundamentals, not proximity!
