My personal opinion is that, while shifting investments into real estate may be the right move for your situation, there is likely a lot of work to be done before you get to that step to avoid a potentially costly mistake. 

Buy the best deal you can find and in 10 years you will look like a genius.  

You don't want to get stuck with negative cash-flow because you can't find another care facility tenant to rent it.Also, probably want to check with your insurance provider and see if all those tenants who are likely to fall and break a hip are going to be an issue for them, and look into the legality of what happens in the care facility owner dies and you're stuck with 5-8 tenants in the home with no one to care for them and no living descendants.

Explain what goes into the pricing...school districts, direction of the home (some ethnic groups like East/North), style, size or whatever you need to explain to a 5 year old....tile roof vs asphalt or whatever.

Are you targeting any specific areas/neighborhoods like Maywood, Garfield Park, Speedway?

The 45 days identification time sometimes presents a challenge and if you dont give yourself a little wiggle room you might end up buying something you dont necessarily want/like.
