With an aging population, boomers and other are inheriting a depreciated asset that they have back-taxes to pay on, and they just let them sit.

I kept the inherited tenants on month-to-month and had them sign a new lease with my "company."

It doesn't really matter what the last landlord did unless it's in the leases you inherited.
