I guess the different strategies FOR ME would be.A- Find a lender that would actually do the refi and pay the tax.B- Sell a property and use those funds to lend as they would go back to the IRA. 

I attended a REI conference back in October 2024 prior to knowing anything about Bigger Pockets or investing in general, and it gave me the motivation to seek out information and shoot for my first couple of deals in 2025.

Bank pushed us to 40% down payment so also executed a $85K seller carry-back loan to cross the finish line.

I'm assuming I won't have that high of purchasing power, and therefore I believe partnering with my former boss would provide the "backing" i would need. 

Lenders dont allow seller carry back and NO cash equity..
